Green Homes Face a Red Light

NEW YORK (CNNMoney.com) -- Lots of people, especially those trying to battle high utility bills, believe in energy-efficient homebuilding.

But there's something holding green technology back: It simply costs more to include it than it adds to resale value.

Appraisals for newly built green homes do not fully reflect the costof green technology, and the lower appraisal values mean buyers often cannot get the full financing they need from banks.

 

That discourages developers from using green technology, in turn diminishing the market for more green products.

The house was designed to include passive solar heat, solar hot water,radiant floor, high-performance windows and insulation. But the bank'sappraiser told them that the appraisal would come in for less than the cost to construct.

Sorry didn't mean to sound closed minded. I was just trying to tell one side of the story. Something call "Green" does not necessarily mean it's good.

Green is my new least favorite color. I'm so sick of hearing about green this and green that I could puke.....

As I've mentioned before I'm a builder and I live in Northern Michigan. I got involved with our local Home Builders Association almost 8 years ago trying to help them write a "Green Building Guidebook". A checklist of items that would help with people trying to qualify what a "Green Built" home should be. We followed a lot of what Austin, Texas had done. I spent literally hundreds and hundreds of my own time trying to get this done. The more "builders" that got involved the more things broke down. It became a political thing, not a pleasure to work with anymore. All the green weenies took control and it became a pain in the butt to deal with. My idea of green is to save money in utilities. I don't care about 99% of the so called green products that started being produced. Most of them were very expensive and a stupid waste of the homeowners money. Unless they wanted to make a political point with their peers it wasn't a good use of money in construction. I got sick of it. My final effort was to bring Energy Star into Northern Michigan as a way to rate homes. It's a great way to test and prove that the home or cottage being constructed was indeed more energy efficient. I worked hard and received a grant to build my own personal home as proof of what could be done with not a lot of extra cash outlay. Part of my grant was to hold open houses to the public, banks, realtors and other builders to try and help them all understand what could be done to build energy efficient homes. A home that is affordable and will cost less to live in. I built and live in the first Energy Star home north of Grand Rapids. My 2400 sq ft home (including basement) costs less than $300.00 per year to heat and is a pleasure to live in. There are a few builders that caught on to what I did but for the most part all of the "green builders" around here are a bunch of idiots. They try to add all of the junk in the article above and then wonder why people can't afford them. Besides in our climate solar is a waste of money. Wind energy is good but so expensive that you never get any payback. It's a waste of money, like I said, unless your trying to impress your environmentalist friends.
